3 Things to Check Before Buying a Home

Buying a home is the single most expensive purchase you’ll ever make. That’s why it’s important to make sure that you are getting exactly what you’re paying for. Although the house will be inspected prior to closing, there are several aspects that are entirely up to you. Make sure to check for these three possible issues before you sign on the dotted line for your Frisco, Texas, home.

Check the Circuit Breaker and Wiring

Make sure the circuit breaker and wiring are up to current standards. This is more of an issue for homes that are at least 30 years old, since most wiring is only designed to last about 30 to 35 years. The house inspector should catch larger issues, but others fly under the radar, creating a fire hazard and an expensive fix. The wires should not be loose, and the breakers should be clearly labeled.

Turn On the HVAC Systems

Because a large part of your monthly energy bills go to heating and cooling, the HVAC system should be in proper working order. It’s not enough to simply turn the system on. Make sure to use a thermostat to test if cold and warm air is actually blowing from the air ducts. If you don’t notice a change in temperature, there may be an underlying problem. You may want to hire a contractor to do an inspection of the HVAC system just to be on the safe side.

Inspect the Plumbing

You don’t need to be a plumber to know if the plumbing works. Always check all the faucets, showers, and drains to make sure they’re functioning properly. Additionally, flush the toilets to see if they’re up to your expectations. If not, you can always ask the seller for a discount.
